Scope of Services

Our services encompass end-to-end project solutions, from planning and design to execution and delivery. With a focus on quality, innovation, and sustainability, we ensure seamless project management, cost efficiency, and excellence in every stage of development.

Concept/Initiation

The Concept/Initiation phase focuses on establishing the foundation of the development by determining the project's preliminary goals and objectives.

This involves reviewing regulatory requirements, assessing government involvement, and understanding their ability to approve and support the project. Financial goals such as investment levels, expected returns, and potential financing options are identified. Additionally, initial development objectives are outlined, including site selection, timing, market position, product type, and operational considerations such as leasing velocity and management strategies.

The Owner’s Representative assists in identifying significant developmental challenges, such as regulatory, environmental, and political issues, and works closely with the client to define project goals for budget, schedule, design, and quality. The Owner’s Rep also plays a critical role in assembling the project team, which includes architects, planners, engineers, and contractors, ensuring alignment with the project vision.

Feasibility

The Feasibility phase refines the initial development concept to ensure it is viable for further progress.

During this phase, the Owner’s Representative gathers detailed information, including site evaluations, market data, competitive analyses, and investment climate studies. This information is used to evaluate the project's potential, estimate future demand and supply, and determine pricing and market positioning.

The Owner’s Rep supports this phase through due diligence, financial modeling, and cost analysis to help clients make informed decisions. By the end of this phase, a finalized development concept is prepared, complete with operational projections, financial feasibility analysis, and a clear path for the design phase.

Design

The Design phase involves finalizing project plans to enable accurate budgeting, scheduling, and permitting.

The Owner’s Representative assists in selecting the design team and ensuring their work aligns with the client’s vision, schedule, and budget. At critical design milestones, the Owner’s Rep reviews plans for constructability, value engineering, and potential conflicts, minimizing costly redesigns or delays during construction.

Throughout this phase, the focus is on optimizing the design to achieve the best balance of quality, cost, and functionality, setting the stage for a successful construction process.

Procurement

In the Procurement phase, the focus shifts to assembling the resources necessary for construction to begin.

The Owner’s Representative coordinates finalizing design documents, negotiating contracts, preparing cost estimates, and aligning financial models. They also oversee agreements with public sectors, utility coordination, and permit acquisition.

This phase may include securing financing, assembling the land, and preparing the site for construction, as well as community outreach efforts and marketing preparations.

Construction

The Construction phase involves overseeing the building process and ensuring the project is delivered on time, within budget, and to the highest quality standards.

The Owner’s Representative regularly monitors construction progress, tracks costs, ensures adherence to safety regulations, and resolves issues that arise on-site. They act as a liaison between the client and the construction team, providing progress updates, managing change orders, and maintaining control over the project's timeline and budget.

Post-Construction

In the Post-Construction phase, the focus is on closing out the project and transferring control to the owner or management team.

The Owner’s Representative facilitates the completion of all disbursements, finalizes contracts, and ensures all warranties, manuals, and maintenance documents are handed over. They also manage final inspections, secure lien releases, and coordinate occupancy requirements to ensure a seamless transition for the client.
